For households deciding between a BTO flat and an executive condominium, this October's BTO exercise adds fresh options to compare. Stacked Homes reviewed the sites: 7,970 flats across seven projects, with something for most household types.
What is on offer
The projects are Bayshore 1 and 2 in Bedok, with 860 and 1,640 flats; Mattar in Geylang, with 440; Caldecott in Toa Payoh, with 1,430; Tengah, with 710; Chencharu in Yishun, with 1,580; and Sembawang North, with 1,310. Flat types range from 2-room Flexi to 5-room, and the Tengah project includes 3Gen flats. The Toa Payoh project also includes the area's first Community Care Apartments.
How a BTO differs from an EC
A BTO flat is built by HDB, while an executive condominium is built and sold by private developers, though initial buyers must meet eligibility rules set by HDB. Both have their own purchase conditions, so a buyer should check the current terms for each. For many households, the question is less about which is better and more about which fits their eligibility, timeline and budget.
What the supply means for a buyer
With nearly eight thousand flats on offer, applicants have a wide choice of locations. In the north, Chencharu and Sembawang North together account for 2,890 flats, and Tengah is the first BTO launch there in three years. That variety gives households more routes to a new home, and some may find a BTO fits better than an EC, while others may prefer the private-development setting of an EC. Applicants who are unsuccessful in a ballot may also look at other options, which is a reason some people keep an EC in view.
Where Wynwood Grand fits
Wynwood Grand is a 99-year leasehold executive condominium by CDL in Woodlands, District 25. It is planned for about 420 units, and Woodlands South MRT on the Thomson-East Coast Line is roughly 270 metres away.
